Notes
How the Victorian maximum works
If weekly rent is $900 or less, the maximum is one month’s rent. One month is weekly rent × 52 ÷ 12. At $600 a week that is $2,600, which is more than the $2,400 you would get from a plain 4-week sum.
If weekly rent is more than $900, Consumer Affairs Victoria says there is no rule about a maximum bond unless VCAT has set one. The calculator then reports that there is no published cap, and still shows the 4-week and one-month figures for comparison only.
Lodging the bond
Bonds are held by the Residential Tenancies Bond Authority. Extra bond during a short agreement is tightly limited. A later rent rise does not automatically allow a top-up — see theVictoria rent increase calculatorfor how often rent can change and how much notice is required.
Frequently Asked Questions
What is the maximum rental bond in Victoria?
Consumer Affairs Victoria says that in most cases a bond cannot be more than one month’s rent. That one-month cap applies when weekly rent is $900 or less. This calculator converts weekly rent to one month as weekly rent × 52 ÷ 12.
When can a Victorian rental provider ask for more than one month?
A higher bond can be requested when weekly rent is more than $900, or when VCAT has set a higher amount because of the character of the property or the quality of fittings and furniture. In those cases there is no published dollar maximum.
Is the Victorian cap 4 weeks or one month?
The published rule is one month’s rent, not 4 weeks. Four weeks of $500 is $2,000. One month of $500 a week is $2,166.67. The result line uses the official one-month figure and also shows the 4-week amount so you can see the difference.
Do rooming houses use the same cap?
No. A fixed-term rooming house agreement is capped at 28 days rent. Other rooming house residents are capped at 14 days. This page is for a standard residential rental agreement.
Is this legal advice?
No. The calculator applies Consumer Affairs Victoria’s published maximum to the weekly rent you type in. It is general information only, not legal advice, and not a VCAT or RTBA decision.
