Notes
Victorian frequency and notice rules
If the current rent started on 10 January 2026, the earliest next increase date is 10 January 2027. Written notice for that date would need to be given by 12 October 2026 (90 days earlier). Serving the notice by post can add delivery time.
The notice must show a specific increase and the method used to calculate it. Referring to CPI without a figure, or to “the rental market”, is treated as invalid wording on the Consumer Affairs Victoria page.
Bond after a rent rise
Extra bond after a rent increase is generally limited to long-term agreements of more than 5 years, with 120 days notice. Ordinary periodic and short fixed-term agreements do not pick up extra bond just because rent has gone up. Use theVictoria rental bond calculator for the starting maximum.
Frequently Asked Questions
How often can rent be increased in Victoria?
For rental agreements that started on or after 19 June 2019, Consumer Affairs Victoria says rent cannot be increased more than once every 12 months, even if the agreement tries to allow an earlier rise. Older periodic agreements can still follow a 6-month gap.
How much notice is required in Victoria?
From 25 November 2025 the minimum notice period is 90 days. The rental provider must use the prescribed Notice of proposed rent increase form and explain how the increase was calculated. A notice that is not on the correct form is not valid.
Can rent rise during a fixed-term lease?
Only if the agreement already allows an increase and states how it will be worked out. The 12-month gap and the 90-day prescribed notice still apply. A vague phrase such as “in line with the market” is not a clear method.
Is there a limit on the size of the increase?
Victoria does not publish a percentage cap. The calculator shows the dollar and percentage change. A renter who thinks the new rent sits above the market range can ask for a review. Extra bond after a short-agreement rent rise is generally not allowed.
Is this legal advice?
No. This page applies published Consumer Affairs Victoria timing rules to the rent and date you enter. It is general information only, not legal advice, and not a VCAT decision. See also the Victoria rental bond calculator.
