How these calculators work
One combined land value
You enter the total taxable land value of non-exempt holdings in that state, not each property on its own. The published threshold applies to that combined figure.
Home land is usually left out
A principal place of residence is generally exempt from ordinary land tax when occupancy and ownership tests are met. Leave that land value out of the input if the exemption applies.
Surcharges are optional extras
NSW foreign-owner surcharge, Victoria’s absentee owner surcharge, and Queensland’s absentee or foreign surcharge are separate charges. Tick them only when that extra amount applies to the value you entered.
Buying costs sit elsewhere
Land tax is an annual holding charge. Transfer duty on a purchase is separate — use the stamp duty calculators for NSW, Victoria and Queensland.
Frequently Asked Questions
What is land tax in Australia?
Land tax is an annual state charge on the unimproved value of land you hold on a set taxing date. Buildings are ignored. Each state sets its own thresholds, rates and exemptions. This site publishes calculators for New South Wales, Victoria and Queensland using official revenue-office figures for 2026.
Which land do I include?
Enter the combined taxable land value of land that is not exempt. That usually means investment, holiday and vacant land. A home that qualifies as your principal place of residence is generally left out of ordinary land tax. Primary production land can also be exempt. Confirm exemptions with the relevant revenue office before you rely on a figure.
Does every state use the same land tax rules?
No. NSW uses a general and premium threshold. Victoria uses a $50,000 general threshold with COVID-inclusive bands, an optional trust table and a 4% absentee owner surcharge. Queensland uses a $600,000 individual threshold, a separate company and trust table, and a 3% absentee surcharge. Open the calculator for the state that holds the land.
Is this personal tax advice?
No. The pages give general information so you can estimate a published rate. They are not a revenue-office assessment and not financial product advice. Check official sources and speak with a registered tax agent if you need advice about your own land.
